The residual is fixed by BMW FS.

The base money factory is set by BMW FS. Dealer can mark this up by upto .0004. MF is negotiable.

Base Lease Acquisition Fee is $625. Dealer may mark this up by $200 to $825. LAF markup is negotiable.

BMW FS offers a LAF waiver. For a MF adder of 0.00035, BMW FS will waive the acquistion fee. Many dealers don't know about this program because it is so rarely used. However on a 2-year lease on some models, it can save money. We took the waiver and saved about $230 on our X3 lease.

I've included a link to the BASE MF rates. Base is the rate before dealer mark up or any MF adders or discounts.
